As a progressive government Dubai has recently introduced new visa rules in order to promote investment into the property sector.
This has been a huge success and we are asked daily as to what the process and requirements are to obtain this visa.
Below we have set out the procedure as per Dubai Lands Department.
What paperwork do I need to get a Dubai Golden Visa?
This service allows the real estate investor to apply for a 5-year residency visa and the following documents are required:
1. Passport
2. Availability of an electronic copy of the title deed certificate
3. Personal photo.
4. Valid health insurance
5. Original Emirates ID
What type of visa can I apply for?
Investor Visa 5 Years
1- Minimum 2 million value property or owned share ( one property or more ) under the applicant name
2- In case the property is mortgage, at least 2 million of property value must be paid to the bank. NOC letter and paid amount letter .
3- Husband and wife can share in one property (marriage certificate required).
RETIREMENT Visa 5 Years
1- The applicant must be 55 years old and above .
2- Minimum 1 million (fully paid, not mortgaged) value property ( one property or more ) under the applicant name OR Deposit one million in any of the local banks for 3 years, and bring a letter from the bank issued to the immigration that (the deposit cannot be released within 3 years).
3- Husband and wife can share in one property (marriage certificate required).
Family Visa
1- Noc letter from the father, attested by the notary public (in case the mother is the sponsor).
2- Daughter over 18 years old (Proof of social status from Dubai Courts).
3- Must Bring National ID for ( IRAN – PAKISTAN – IRAQ – LIBYA – AFGHANISTAN ) .
4- original passport and Emirates ID
5- Personal photo
6- Health Insurance
7- Marriage certificate attested
8- Birth certificate attested
9- IBAN bank account
10- Son over 18 years old (Study certificate)
Parents Visa 1 Year
1- National ID for ( IRAN – PAKISTAN – IRAQ – LIBYA – AFGHANISTAN )
2- Affidavit Certificate of dependency from the
consulate attested
3- Bank statement for the last 3 months
4- original passport and Emirates ID
5- Personal photo
6- Health Insurance
7- Birth certificate attested
8- IBAN bank account

Step 1: The customer visits one of the Service Centres
Step 2: The customer submits the requirements and pays the fees
Step 3: The medical examination is conducted in the Centre
